FAQ
Why choose a Boutique Agency?
As a specialist property management business, we focus on providing a more personalised service with direct communication, attention to detail and genuine relationships with our owners and tenants. While we offer the knowledge and systems expected from a larger agency, our size allows us to be more responsive and focused on your individual needs.
How many properties do you manage?
We intentionally maintain manageable portfolios to ensure every property receives the attention it deserves. By limiting the number of properties we manage, we can provide more proactive communication, timely follow-up and a higher level of service.
Who will manage my property?
Your property will be personally managed by the business owner, providing you with a consistent point of contact and the confidence that your investment receives dedicated attention.
What makes your property management service different?
We believe property management is about more than collecting rent and organising repairs. It is about protecting your investment, providing clear communication and building long-term relationships with owners and tenants.
How do your fees work?
Every property and owner has different needs, which is why we offer flexible service options from tenant placement through to full property management.
Our fees are competitive, transparent and tailored to the level of service you require.
We provide a clear fee structure upfront, with no hidden costs.

FAQ
How do I apply for a rental property?
Applications can be submitted online after you've inspected the property. To help us process your application quickly, please ensure all requested information and supporting documents are included.
Can I make changes to the property?
If you would like to make any alterations or improvements to the property, whether permanent or temporary, please submit your request in writing to your Property Manager. Written approval from the landlord must be obtained before any work commences.
Can someone move in with me?
Yes, however, any additional occupant must first submit a tenancy application, provide the necessary identification and supporting documentation, and receive the landlord's written approval before moving into the property.
How do I report a maintenance issue?
All maintenance requests should be submitted to your Property Manager in writing.
Please do not arrange or authorise repairs yourself unless you have received prior approval.
If an emergency or urgent repair occurs outside business hours, please refer to your tenancy agreement for details of approved emergency repairs and authorised tradespeople. You must notify your Property Manager as soon as practicable after arranging any emergency repair.
Who do I contact if I have a question?
We're here to help. Whether you have a question about your tenancy, rent, maintenance or your lease, simply get in touch and we'll be happy to assist.
